If it is absolutely imperative that we publish your massive tome as a single volume, the absolute maximum number of pages that we can accommodate is 828 pages at a 7.44 x 9.69 inch trim size.
With 333 words per page in 11 pt Constantia/13.2 leading that works out to 275,000 words. At 9/10–which is pushing almost past the point of readability, with more than 95 characters per line–we have 620 words per page, or 513,000.
Note that we can also publish a color supplement of up to 480 pages.
